How to connect SQL, fiscal lots and condominiums in São Paulo
Check the fiscal reference and unit before connecting an advertisement to a GeoSampa lot and building.
In a São Paulo apartment advertisement, the condominium address helps locate the building, but does not resolve the unit’s fiscal identity. Before comparing areas, record the block, tower, floor and apartment exactly as supplied.
Find the lot using the right reference
Municipal guidance on fiscal lots in GeoSampa distinguishes direct identification through SQL — sector, block and lot — and condominium identification. In GeoSampa, find the lot layer within Cadastro Fiscal and inspect the selected object’s information.
Compare the searched address, lot frontage and displayed reference. Preserve leading zeros and separators from the original document. If the search requires a different format, record your adaptation. Do not replace the unit reference with a nearby lot reference merely because the map opened at that location.
Establish what the offer includes
Consider an advertisement mentioning an apartment, parking space and storage room. Research needs to establish which references correspond to each item and which areas the advertisement is adding together. The building footprint does not answer this, even when the condominium is clearly located.
Organise three fields: supplied reference, retrieved reference and unresolved question. A tower or lot discrepancy needs explanation before calculating a price per square metre. Keep the query link and date so the search can be repeated. A useful outcome is a correctly identified unit and a precise documentary question. The fiscal polygon alone cannot describe everything included in the offer or assign common areas to an individual apartment.
