How to compare mapping and imagery from different dates in Managua
Keep edition, scale and observation date before attributing changes to a construction.
When researching a construction in Managua, older imagery can be useful if its date is retained. Problems arise when it is presented as current conditions or compared with another layer without knowing what each represents.
Identify the resource you actually have
INETER publishes base-mapping resources and a cadastral data catalogue. Before measuring or comparing, record title, institution, edition and available scale or resolution. Distinguish capture, publication and query dates; none should silently replace the others.
Locate a junction or stable reference near the property. Check that the layers align reasonably there before interpreting differences in a roof or boundary. If the entire image appears displaced, review the reference system and scale instead of attributing the offset to a change in the land. Consistent-looking geometry still needs the correct geographic context.
Frame a limited comparison
Describe observations using available dates: “This image shows a roof; its shape appears different in the other.” That observation does not by itself establish when works occurred, whether they were authorised or the resulting interior area.
For a visit, prepare the location and specific difference requiring confirmation. If a resource lacks sufficient metadata, use it for orientation and leave the time comparison unresolved. Preserve links and filenames so the work can be repeated. The value lies in separating a question about visible change from a documentary claim: imagery or mapping cannot alone complete the property’s construction history or confirm the present condition of every space inside the structure.
A building for practising the distinction
The verified Terraes record represents a 197.54 m² footprint at 12.14998, -86.2721. The query on 22 September 2026 returned this Overture record, release 2026-08-19.0. This is footprint area; it does not identify an apartment or establish rights over the land. Use the example to recognise which object you are reading before applying the official query to your property.

Mapped footprints do not establish legal ownership or apartment floor area. Advertisements describe asking prices; area references are neither recorded sale prices nor official appraisals.
