How to research planning parameters in Buenos Aires
Separate the planning-code edition, a parcel query and the questions raised by a specific construction proposal.
When researching an extension in Buenos Aires, do not begin by multiplying the visible footprint by a floor count. First identify the parcel, the planning instrument being consulted and the specific intervention you want to investigate.
Establish which document you are reading
The municipal planning and building code page collects texts and amendments. Retain the instrument’s name and date as well as the day you downloaded it. If two documents differ, do not automatically choose the one allowing more space: identify the article or plan behind the difference.
Describe your question in observable terms: adding a storey, changing a use or modifying a courtyard. Then inspect the parameters associated with the identified parcel in Ciudad 3D. Record both displayed values and conditions requiring interpretation. A screenshot of potential building volume lacks essential context when it omits the parcel and planning edition.
Keep geographic scales separate
Argentina’s IGN geoportal supports territorial mapping. A national layer may help establish location, but cannot by itself answer a Buenos Aires development-capacity question. City tools should not be applied to another jurisdiction simply because a marketing address says Buenos Aires. Check the administrative location before relying on a local planning map.
Prepare a short comparison: parcel identity, observed existing situation, proposed intervention and unresolved planning point. Take that focused question to the appropriate technical consultation before turning potential floor space into income or price. The useful result is knowing what remains to be checked, rather than deriving a development promise from an image.
A building for practising the distinction
The verified Terraes record represents a 339.29 m² footprint at -34.60857, -58.38994. The query on 22 September 2026 returned this Overture record, release 2026-08-19.0. This is footprint area; it does not identify an apartment or establish rights over the land. Use the example to recognise which object you are reading before applying the official query to your property.
Continue with the other local guide or the country hub. The methodology explains evidence concepts; its specific models do not automatically transfer to this case.

Mapped footprints do not establish legal ownership or apartment floor area. Advertisements describe asking prices; area references are neither recorded sale prices nor official appraisals.
