How to read the period and components of a Chilean fiscal assessment
Compare figures for the same property and period without confusing fiscal assessment with market price.
A fiscal assessment and an apartment’s asking price may differ without either figure necessarily having been copied incorrectly. Before comparing them, identify what each number measures and which property and period it concerns.
Start with the figure’s purpose
The SII explanation of fiscal assessment describes a valuation for tax purposes considering land and construction. It is not, by definition, the commercial price of a particular transaction. Avoid applying a generic multiplier to turn it into an assumed sale value.
Retrieve the record for the correct comuna and rol. Note the selected year or semester and the components shown. When comparing documents, first establish whether they cover the same units and period. A storage room queried separately should not be counted twice simply because it also appears in the advertisement’s description.
Build a table of questions, not conversions
Use columns for amount, date, identified object and purpose. For an advertisement, record whether the stated area includes common spaces, parking or a terrace when that information is supplied. For the tax record, retain the original field names rather than replacing them with apparently equivalent marketing terms.
A useful discrepancy to investigate may concern period or attributed area, rather than just the difference between prices. Leave missing information unresolved. Studying the market would require evidence about comparable properties and offer or transaction conditions; the fiscal record does not complete that work. Neither does the mapped footprint automatically provide the private floor area required to calculate a meaningful price per square metre for the apartment.
