How to identify a Chilean property by comuna and rol
Keep comuna, rol and address together when querying a property’s SII record.
When researching a home in Santiago, separate the address used to reach it from the property identifier. A building name or familiar street does not provide enough information to select the correct record in a tax query.
Keep comuna and rol together
The SII property-information query offers routes using rol and address. Prepare the comuna alongside the rol and preserve its components as shown in your available document. Do not automatically reuse a reference found for another property on a street with the same name.
When searching by address, compare the result with the expected location and retrieved identifier. An approximate address match is a lead requiring confirmation. If an apartment includes parking or storage, ask which references correspond to those elements before assigning everything to one record.
Record the result and any discrepancy
Save the comuna, rol, returned address, date and query type. For historical information, also record the selected year or semester. This makes it possible to explain whether a difference arose from querying another period or selecting another property entirely.
If the address matches but the rol differs, retain both references rather than deciding from visual similarity. Request clarification about the specific unit. One visible building may contain several units, while its footprint describes only a geometry. Before interpreting figures, the useful achievement is being able to repeat the search and retrieve the same property. You can then compare the tax fields with available documents without treating a map result as automatic identification of every apartment, parking space or storage room inside the development.
