How to distinguish a Bogotá lot from an individual property CHIP
Find the lot in Mapas Bogotá and check which associated CHIP belongs to the apartment, garage or shop being researched.
In Bogotá, selecting a building does not necessarily identify the apartment in an advertisement. Research needs to connect three elements: the address, the lot and the reference for the particular property you want to query.
Read the references associated with the lot
IDECA’s Mapas Bogotá tools guide explains how to consult CHIP references associated with a lot and select the relevant property. Start with a checkable address and retain the tower, apartment, garage or shop details when supplied.
If several references appear, compare their descriptions before selecting one. A garage result does not automatically complete the apartment’s information. The first row in a list does not necessarily represent the entire development either. Record which identifier corresponds to each offered element and which relationship still requires documents.
Separate the area measurements
Consider an advertisement combining an apartment and two parking spaces. You need to know which areas it states and how they relate to the offered units. The building outline cannot reconstruct that total: it may cover many floors and units as well as common spaces. A plausible total is not a substitute for identifying its components.
Save the searched address, lot reference, selected CHIP, unit description and query date. If a supplied document uses a different reference, preserve the discrepancy rather than replacing one with the other. This supports a focused clarification and avoids comparing one home’s price with another property’s data. The first query aims for reproducible identity; unit characteristics and any market evidence for a comparison still need their own checks.
A building for practising the distinction
The verified Terraes record represents a 1570.89 m² footprint at 4.63889, -74.06655. The query on 22 September 2026 returned this Overture record, release 2026-08-19.0. This is footprint area; it does not identify an apartment or establish rights over the land. Use the example to recognise which object you are reading before applying the official query to your property.

Mapped footprints do not establish legal ownership or apartment floor area. Advertisements describe asking prices; area references are neither recorded sale prices nor official appraisals.
