How to identify the cadastral manager before researching Colombian property

A procedure learned for Bogotá should not automatically be applied to a property in another municipality. Before searching a Colombian cadastral reference, establish the land’s municipality and the source responsible for the relevant information.

Start with jurisdiction and provenance

IGAC’s geographic service for cadastral managers organises municipal information about managers. Use it to prepare identification of the institution and keep the query date. A marketing address mentioning a principal city may fall within a neighbouring municipality; clarify that difference before choosing a portal.

Describe what the result covers

Record the portal, municipality, identifier, date and fields actually returned. If the property does not appear, check coverage and input format before drawing conclusions about its status. An empty result may leave identification unresolved; it does not by itself establish that no record exists.

When two sources disagree, first compare objects and dates. They might describe a lot, construction or individual unit, or retain different updates. Formulate a specific question for the identified institution and provide only the information needed to resolve it. The purpose of this process is to know who published each datum and what remains unverified, without transferring Bogotá’s system characteristics to the entire country or silently treating different records as equivalent.
