Check the quality of property comparables in Guatemala
Spot duplicate listings, uncertain locations and incompatible currencies or areas before relying on an asking-price reference.
A larger set of listings is not necessarily a better comparison. For Guatemala property research, compatibility of currency, transaction, property type and area comes before sample size. Inspect what entered the group before interpreting its range or centre.
Test compatibility before distance
Start with country, sale versus rental, house versus apartment and original publication currency. A dollar amount and a quetzal amount cannot be treated as numerically interchangeable. Terraes' display-currency control changes how amounts are shown; it does not generate additional listings or turn a source group into a different currency cohort.
Check the built-area definition next. A price per square metre based on land and another based on construction use different denominators. If an advertisement does not explain its area, flag that uncertainty before labelling its price unusually high or low.
The available Guatemala cohorts checked on September 22, 2026 covered house and apartment sales and monthly apartment rentals in GTQ or USD. A supported cohort still needs relevant observations for the specific query; national availability is not evidence of a complete local sample.
Inspect duplicates and location precision
Compare photographs, wording, areas and addresses for possible repeated advertisements of one home. Where identity remains uncertain, mark a suspected duplicate and see whether treating it as one observation changes your conclusion. Do not present several advertisements as several independent properties without checking.
Distinguish precise locations from approximate sector pins. Repeated pins at the centre of an area can create an apparent cluster unrelated to the actual locations of homes. A neat map should not conceal the uncertainty in its input coordinates.
A nearby building can still be irrelevant
The Holiday Inn building in zona 10 had an observed footprint of 1,831.58 m², with no unit area or matched parcel. It was checked on September 22, 2026. Even if it is close to a home under consideration, this building record is not a residential asking-price observation.
It fails a different test from distance: the object and required measurement do not match the intended residential comparison. Its name also does not prove that an advertisement pinned nearby belongs to the building.
Keep the conclusion within the evidence
A wider-area reference remains a wider-area reference. It should not become “the price on this street” in your notes. An insufficient-evidence or unavailable result supplies no supported estimate; it does not imply a value of zero.
Any numerical summary should carry geography, observation date, currency, property type, transaction, sample size and statistic. Asking prices are distinct from verified sale amounts and fiscal values. If those distinctions cannot be preserved, narrow the conclusion.
