Land, building footprint and home area in Guatemala
Identify what each area measures before comparing a plot, an entire building and an advertised home.
Before comparing square metres in Guatemala, identify the object being measured. Land area, a building footprint and an individual home's area are different quantities. Shared units do not make them interchangeable, and an accurate conversion cannot fix the wrong area definition.
Begin with the object, not the number
Land area concerns the plot and its boundaries. A building footprint concerns the horizontal outline of a structure. A unit area concerns a particular home, with a definition that needs to be checked in the listing or supporting document. One plot can contain several structures, and one structure can contain many homes.
Terraes' building layer supports exploration of outlines. It does not automatically turn those outlines into RIC parcels or subdivide a structure into apartments. The Overture building documentation explains the underlying geometric object; commercial home areas require separate evidence.
Read three fields independently
The building identified as Holiday Inn in zona 10 had an observed footprint of 1,831.58 m² on September 22, 2026. No matched parcel and no unit area were available. A correct description retains all three facts: the footprint is present, while the other two fields are unresolved.
Dividing that footprint by an assumed room count would not reveal room sizes. Multiplying it by a height would not establish built area. Drawing a plot around the building would not supply a cadastral boundary. Each shortcut introduces information that the record does not contain.
This is also why a hotel outline cannot stand in for a residential listing. Even before discussing price, the object and measurement would be inconsistent with a comparison of houses or apartments.
Check the denominator in a listing comparison
When a house advertisement supplies both land and construction areas, preserve both fields. If an apartment supplies only one total, ask what it includes before comparing its price per square metre with another listing. Do not assume all advertisers use the same convention for private and shared spaces.
For an area expressed in another unit, retain the original figure, unit and source alongside any conversion. Converting to square metres changes the unit of measurement; it does not establish whether the original figure referred to land or construction.
If two sources disagree, record their dates and definitions. First test whether they describe different objects. A mismatch might reflect an identification error, an older record or a different area concept. Choosing whichever figure makes the price look more attractive does not resolve it.
