What makes a useful house comparable in Panama
Review property type, area, location precision and duplicates before relying on a group of USD house asking prices.
For a Panama house comparison, check property type, transaction, currency and area definition before relying on proximity. A nearby listing can fail any of these tests. Quality review starts before a median is calculated or a range is interpreted.
Keep the original question intact
Write down the property you are investigating and the comparison you need. Pricing coverage checked on September 22, 2026 supported houses for sale in USD. A shortage of local house advertisements is not a reason to add apartments or rentals while keeping the same conclusion.
Retain each listing's original asking price, observation date, built area, address or location precision, and link. If land and construction are combined into one unclear field, request clarification. Dividing by square metres does not repair an undefined denominator.
A useful comparison can also exclude a listing for incomplete information. Record the reason so that someone reviewing your work can distinguish missing evidence from an arbitrary preference for certain prices.
Inspect repeated advertisements
Similar photographs, wording and areas may indicate several advertisements for one house. Review these before treating them as independent observations. If identity cannot be confirmed, flag a possible duplicate and test whether counting it once changes your interpretation.
Review location precision with the same care. A pin placed at a sector centre does not provide the same spatial evidence as a precisely identified home. Several approximate pins can appear close together because of publication conventions rather than the actual distribution of properties.
A visible example of an incompatible object
The P.H. Macabi example in El Cangrejo is a building whose source attributes identify apartments. Its observed footprint was 534.21 m², with no unit area or matched parcel. It may be near a listed house, but that does not make it a house comparable.
Applying the available house comparison group to this building would introduce two separate errors: substituting another property type and treating a whole-building footprint as an individual home's area. Passing a distance check resolves neither problem.
Assess the evidence that remains
After removing incompatible observations, inspect dates, sample size and geographic reach. A smaller coherent group may support only a limited conclusion. If it cannot support an estimate, preserve the insufficient-evidence result instead of quietly broadening the criteria.
A wider-area reference should remain labelled that way. Do not assign a street-specific price to observations scattered across a larger geography. Any figure you share needs geography, date, currency, type, transaction, observation count and statistic. Advertised amounts remain distinct from documented closing prices.
