How to distinguish cadastre and tax zones in Asunción maps
Choose the layer matching your question before interpreting a boundary or colour over a property.
When researching housing in Asunción, municipal maps may display boundaries serving different purposes. Before copying a code or describing a property, identify whether you are reading cadastre, a tax zone or planning information.
Choose the resource by name and purpose
The municipality’s downloadable map page separates cadastre, tax-zone and Plan Regulador resources. Retain the selected file’s title, legend and available date. Do not transfer a colour’s meaning from one map to another simply because both cover the same city.
Locate the address through checkable streets and landmarks. If an advertisement refers to Greater Asunción, confirm the municipality first. An Asunción tool does not automatically describe the framework for property in a neighbouring municipality. Preserve that jurisdiction distinction in your comparison notes.
Connect the result to the correct object
A zone boundary may include many parcels, while a building footprint represents another scale. Record the geometry being viewed and its identifier. For an apartment, the relationship between the unit and the offered property still needs confirmation, even if the building outline is recognisable.
If maps appear inconsistent, compare purpose, edition and scale before choosing one. Prepare a note with address, layer, date and unresolved question. A tax zone, for example, does not by itself answer how much can be built on a lot. Useful research separates those questions and supports requesting the appropriate information, without turning any municipal code into a complete explanation of the property’s price, area or development possibilities. Similar-looking boundaries should remain distinct until their relationship is understood.
