Padrón, building footprint and apartment area in Montevideo
Separate a cadastral reference, the outline of a structure and an individual apartment before combining maps and listings.
A padrón, a building footprint and an apartment's area answer different questions in Montevideo. A cadastral identifier is not an area measurement, and a building outline does not automatically divide the units inside it. Preserve these distinctions when combining municipal records, maps and listings.
Identify what each source describes
A municipal address search can help locate padrón information. A building layer represents structures. An advertisement concerns a particular home offered with an area that needs a clear definition. Connecting these sources requires checking the location and object, not merely finding similar address text.
Use the building and padrón guide for the municipal lookup. For published data files, the Dirección Nacional de Catastro catalogue is a separate source. Read the resource and its metadata before assuming what a field means or which date it represents.
What the Palacio Salvo example establishes
The Palacio Salvo record, verified on September 22, 2026, showed a 1,809.73 m² footprint. No individual unit area or matched parcel was available. Its source was Overture release 2026-08-19.0, with OpenStreetMap attribution retained.
You can use that outline to recognise the structure. Dividing it by an assumed number of apartments cannot establish apartment sizes. Multiplying it by a floor count also cannot establish total built area without knowing the floor layouts and the definition you intend to measure.
Additional attributes do not necessarily describe every unit or its current use. Check each field against your actual question. A well-known name provides orientation, not a substitute for measurement.
Check the advertisement's area definition
Ask what the stated total includes. Preserve distinctions between interior, open and other components when the source provides them. If two advertisements define area differently, keep that discrepancy visible before comparing asking prices per square metre.
Conflicting figures do not immediately prove that one is false. Check their dates, unit identity and included components. Choosing the larger area merely because it lowers the calculated price per square metre leaves the research question unresolved.
Keep the source alongside any corrected figure. A later reviewer should be able to see whether you obtained better evidence or only changed an assumption.
Apartment coverage is not a whole-building value
Uruguay's pricing coverage checked for this guide concerned apartments for sale in USD. That availability neither fills a missing unit area nor supports pricing an entire structure from its footprint. If the evidence is insufficient, retain the no-estimate outcome.
Continue with Montevideo apartment comparisons, explore the map or visit the Uruguay hub. The methodology introduces shared concepts without automatically applying its Colombian estimator to these units.

Mapped footprints do not establish legal ownership or apartment floor area. Advertisements describe asking prices; area references are neither recorded sale prices nor official appraisals.
